We manage rental homes across Kansas City, St. Louis, Columbus and Cleveland — and we now manage them for other owners, not only our own.
For years we ran one portfolio: ours. That meant building the thing most third-party managers never build — leasing, maintenance, compliance and collections designed around scattered single-family homes rather than adapted from apartment management. We are opening that operation to institutional owners, family offices and syndicators who hold 50 units or more in our four markets.
Single-family scatter is what we do
Scattered homes are harder than buildings. Work orders travel. Turns are unsupervised. Inspections happen one address at a time. Our field operation and our systems were built for that from the start, which is why our cost per door and our turn times hold up across a spread-out portfolio instead of degrading as it grows.
Section 8 is a specialty, not the whole business
We are one of the larger voucher landlords in several of our cities, and we maintain to HUD housing quality standards as a matter of course. If your portfolio includes voucher tenancies, we handle the housing authority relationships, the inspections and the re-certifications without it being an exception. If it does not, none of that applies and we manage conventional rentals the same way.
Residents come first, and that is an owner’s argument
Our residents are the reason the rest works. Homes that are maintained get renewed. Residents who can reach us stay. Low turnover and high collections are not a favor we do owners — they are the product of treating the people who live in these homes as the primary customer.
Who we work with
We take on third-party management for portfolios of 50 units or more in Kansas City, St. Louis, Columbus and Cleveland. Below that threshold we are not the right manager, and we would rather say so than take the assignment.
Management fees are at competitive market rates and quoted against your portfolio — its geography, condition, unit mix and tenancy type — rather than from a rate card.
